In 2013, I began conducting home inspections out of a deep passion for helping people. However, as I gained more experience in the field, I realized that my approach was unconventional, and I always prioritize treating my clients the way I would want to be treated. At the time, I didn’t realize how rare this approach was in the industry.

Two years later, in 2015, I decided to make home inspections my full-time business because I wanted to make a positive impact on the industry and better serve clients. I firmly believe that many home inspectors don’t always act in their client’s best interests, and I saw an opportunity to improve the entire industry.

Some inspectors discourage their clients from attending the inspection.

It’s common practice for clients to only show up at the end of the inspection to receive a summary. Some inspectors will send a report without any verbal explanation or summary. In my opinion, this approach can needlessly scare clients away from their potential dream home. Many issues that may seem catastrophic on paper can be easily repaired or may not even be a problem. This can lead to missed opportunities for clients who would have been willing to fix minor issues or negotiate the price accordingly had they been present during the inspection. That’s why I encourage my clients to attend the inspection, and I make sure to provide a thorough verbal explanation of the findings, along with a detailed report.

Not Just A Home Inspector

I see myself as a Professional Property Consultant rather than just a home inspector. This perspective and my commitment to treating others as I would want to be treated form the bedrock of my business philosophy. One of the primary ways I put this into action is by actively encouraging my clients to attend their inspections. After all, what good is an inspection if I cannot effectively communicate my findings in a way that empowers them to make informed decisions?

In my experience, the more involved clients are in the inspection process, the better equipped they are to understand the home and make sound choices. When I identify a defect, I take the time to explain its severity, the likely consequences of leaving it unaddressed, and the typical repair or remediation options available. With this knowledge, clients can make informed choices about moving forward with a purchase, negotiating repairs, or walking away altogether.

Any issue found during an inspection can be fixed, and it’s just a matter of determining the amount of time and money it will take. By providing clear, honest communication, I help clients confidently and clearly navigate the often-overwhelming process of buying a home.

This is especially true in my line of work as a property consultant. From day one, I have strived to create lasting connections with my clients and colleagues, and I am proud to say that many of these connections have turned into true friendships.

One of the most rewarding aspects of my job is seeing my clients settle into their new homes and start building their memories. That’s why I take great pride in being invited to dinner or housewarming parties – not only is it a testament to my performance as a property consultant, but it’s also a sign that I have helped someone find the perfect place to call home.

I enjoy narrating my process, describing what I am looking for and have discovered aloud. This interactive approach keeps my clients engaged, and I frequently receive positive feedback that they have gained valuable knowledge from the experience. And why not add a touch of humor to lighten the mood while we are at it?

Providing comprehensive service to my clients without nickel and diming them.

In most cases, I do not charge for re-inspections. If I can not inspect something during the initial inspection, I will gladly return to the property later when access is granted. For instance, snow-covered roofs can make conducting a thorough inspection during the winter months challenging. If the snow melts and I cannot complete the roof inspection, I make it a point to schedule a return visit as soon as possible to update the report with any necessary findings. My goal is to ensure that my clients receive the most accurate and up-to-date information about their potential home without any added fees or charges.

I derive immense satisfaction from helping people.

It’s an intrinsic part of who I am. As a result, I go above and beyond for my clients, even after the sale has closed. If there is an opportunity to lend a helping hand, I’m always willing to do so. For example, I’ve been known to return after the closing and assist my clients with repairing something around their new home. Whether fixing a leaky faucet or patching up a hole in the drywall, I believe that providing this type of support is an extension of the service I provide as a Professional Property Consultant. It’s not just about conducting a thorough inspection and providing a detailed report; it’s about building relationships and ensuring my clients are happy and satisfied with their new home. It’s a small gesture, but it can make a difference to someone moving into a new space who may feel overwhelmed by the process.

Providing quality service is important to me, and I take great pride in the reports I deliver. Unlike many inspectors who prioritize quantity over quality, I limit myself to no more than two inspections per day. This allows me to dedicate the necessary time and attention to each inspection, ensuring that my clients receive a thorough and informative report.

My reports are not just a checklist of items but a detailed narrative that explains each issue and its significance. I go the extra mile to include diagrams, links, and other helpful information that will enable my clients to understand the issues more easily. I am motivated not by money but by the satisfaction of my clients. My top priority is their experience and happiness with the inspection process and report.

Strong desire for personal and professional growth.

I constantly seek new opportunities to learn and improve my skills. In addition, investing in education and staying up-to-date with industry trends is crucial to providing the best service possible to my clients. As a result, I often enroll in certification courses and attend workshops and conferences to enhance my knowledge and expertise.

In addition to seeking formal education opportunities, I actively solicit feedback from my clients. After each inspection, I send a follow-up email requesting their honest and unfiltered opinions on their experience with me and any suggestions they may have for improvement. I take their feedback seriously and use it to refine my processes and improve the overall quality of my service.

I firmly believe that staying in my comfort zone harms my business and relationships. By constantly challenging myself to learn and grow, I am better equipped to provide my clients with the best possible service and exceed their expectations.

Inspections should be as thorough as possible.

As a property consultant, I always put myself in my client’s shoes and think about what I would want if I were in their position. Therefore, I want an inspector who makes every effort to evaluate everything possible to give me the most comprehensive report possible. That’s why I never cut corners or take shortcuts when it comes to inspections.

For example, many inspectors perform roof inspections from the ground with binoculars or a drone, but I don’t think that’s sufficient. The roof is one of the most critical parts of a home, and it’s essential to inspect it thoroughly. That’s why I always do a roof-level inspection, which means I will walk the roof if it’s safe. Of course, I understand that there may be circumstances like heavy rain or snow that prevent me from walking on the roof, but I always make every effort to do so when possible.

My goal is to provide my clients with the most thorough and comprehensive inspection possible. I believe that by doing so, I can help them make the most informed decision possible about their potential home purchase.

I understand the importance of having timely access to the report, especially when making a time-sensitive decision like buying a home.
